In 1897, the rural area Campanar was annexed to Valencia. The name Campanar is derived from the Valencian word “camp”, which means countryside. Since the second half of the 1990s, this district has undergone an enormous urban transformation and expansion, thus superseding the orchards and farms in the area.
The district of Campanar, northwest of Valencia and adjacent to the fields of the Huerta, consists of four neighborhoods: Campanar, Les Tendetes, El Calvari and Sant Pau. With also the Parque de Cabecera and the Bioparc to the west, and the Turia Park to the south, it is surrounded by greenery. We focus on the neighborhood of Campanar, not so much on the district.
Campanar is a neighborhood with two faces. The sudden transition from the characteristic high buildings in Nou Campanar to the two-storey houses in old Campanar is astonishing. This old Campanar houses a well-kept secret.
Few people know this, but hidden in the heart of the neighborhood between the high buildings lies the casco antiguo (old town) of Campanar. You leave the city, walk into this pedestrian zone and find yourself fifty years back in time. The stench of exhaust fumes makes way for the smell of freshly baked bread.
The laughter of the children playing on the Plaza de Iglesia and the gossiping pensioners at the local grocery store drown out the honking of the cars.
A visit to the old village centre is the best anti-stress therapy. An oasis of tranquillity amidst busy avenues and shopping malls.
The animals in the Bioparc Zoo graze in an enclosure that mimics their natural habitat. Imagine yourself in the African savannah among the elephants, lions, giraffes and zebras until you turn the corner to the Wetlands where you will find yourself face to face with a hideous and smelling hippo or a hungry crocodile. And don’t forget to put on your best smile for a selfie with the gorilla.
Near Bioparc you can go boating on the lake or walk among the greenery in the Cabecera Park, which merges seamlessly with the Gardens of the Turia.
Eating & Nightlife
Shut up & Eat! Come & Calla serves Valencian rice dishes, tapas and bocadillos. Restaurante El Racó de la Paella has a similar menu.
De Bierwinkel has an extensive selection of Belgian beers and provides, among other things, authentic German wurst mit sauerkraut. If you want to watch a Spanish football match on a big screen, and you feel like a Guiness or Afligem on tap, then Bear Club is worth a visit. The originality prize goes to the only bar on the Plaza de la iglesia de Campanar, which is named… Bar Campanar.
Groceries and shopping
Shopaholics can indulge themselves in the shopping centres of Campanar. In Nuevo Centro you will find the famous mainstream brands, but also come across the more alternative Spanish labels. The centro commercial Ademuz houses a Corte Ingles and a Hipercor. You can fill your grocery bag in the gigantic Carrefour.
Visit Decathlon for your new padel racket, bike or running outfit. The same complex also features one of the few cinemas in Valencia that show the latest films in their original version.
Campanar is very well connected by car and public transport from the centre of Valencia. Next to the Turia Park you will find the central bus station of Valencia.
Investing in Campanar
Prices in the Campanar area are slightly higher than in surrounding areas, but are still in the mid-market segment. On average, the price per square metre (€ 1993) is 5.9% higher in Campanar than in Valencia. Campanar is the 26 most expensive district in Valencia out of a total of 87 districts.
After years of heavy investments by construction companies, Campanar has now become an attractive place to live. There are many complexes from the nineties with shared facilities such as tennis courts, swimming pools and fitness rooms, where two-bedroom apartments can be found from € 200,000 to € 500,000.
